Airport Extreme or Express? Small house, lots of stairs

I have a Belkin N600 and want to upgrade my wifi situation. Since most of my devices are "designed in California" I want an Airport device.

Here's my situation:
I used to have a 2008 Airport express. I tried to use this as a router, but it sucks for that, prompting me to buy the Belkin N600. I used the AE for Airprint and Airplay, but sold it recently when the chance came up.

The price for a 2012 Airport Express and 2011 Airport Extreme are both around $70. The 2013 Airport Extreme is too much at $200.

If I buy the 2012 Airport Express I can use it in the future if I get the 2013 Extreme in a year or so. But, the range may not be good and though I rarely use the Roku in my bedroom upstairs, being able to use it is a must. I can connect my PS3 to the new ethernet port, have Airprint again and hopefully the Airplay will be better than the 2008 model.

If I buy the 2011 Airport Extreme, I can set up Airprint, have gigabit ethernet to my PS3 and have great range (from what I've read). I won't be able to use it in the future when I buy a newer router though. Also, it's over 2 years old and I do prefer to buy the newest iteration of products knowing that the newest features are worth it and the resale value will be higher later.

If I sink $200 into a 2013 Extreme it will seem like a waste of $100. My current router works and I don't pay for ac (or even n) speed internet. The range will be wonderful and it will be future proofed, but it's triple the price of what I am looking at spending.
